Monthly costs:
Regardless of whether you use your house all the time or not, costs are incurred. Electricity or water costs cannot be eliminated, because a house in Florida must be constantly air-conditioned. In any case, you will need a gardener to look after your lawn and plants. A pool service that always ensures that there is enough water in your pool and that the water quality is good. It is also not worth canceling your television and telephone, even for just a few months, because the registration or deregistration fees and the time involved do not justify the savings.
Depending on the size of the house, you can expect the following average monthly costs:

This example is for a home with approximately 2,000 sf. of air-conditioned living space, a pool without a jacuzzi, and a 10,000 sf. lot.
You should also always set aside a maintenance and repair reserve. Usually $150.00 per month is sufficient.
Annual costs:
Property Tax
On January 1st of each year, the county's appraisers estimate the market value of your property for the current year. In October, you will then receive the tax assessment for the property tax to be paid. You will save money if you pay it immediately. The tax assessment tells you how much you have to pay. If you pay late, surcharges will be due. The tax assessment also shows you what the county and the city are spending your money on, such as non-profit organizations, kindergartens, road construction, etc. Your account for the property tax can be viewed at:
Insurance
Insurance is mandatory when financing. If you have not financed your property, it is up to you whether you take out insurance. In any case, it is advisable! You should find out what you need. We recommend homeowner's insurance and flood insurance. Homeowner's insurance usually includes storm, fire and water damage risk coverage as well as a small amount of homeowner's liability insurance. If you rent out your house, it is advisable to increase the latter with a separate insurance policy. Please note that all insurance policies have a deductible.
